What your land is worth depends on four things
Where it sits. South Forsyth and the stronger school districts bring more than the rural north. Two tracts with the same zoning and the same lot count do not bring the same price if one of them feeds a better school.
Sewer or septic. Septic ties lot size to a drain field, so density stays low no matter what the zoning says. Land that can tie into county sewer is a different asset from the tract next door that cannot.
Zoning. Zoning sets the ceiling, and the county has spent the last two years cutting density and limiting rezonings. What your land is zoned today, and what it could realistically be rezoned to, both matter.
Yield. Once those are settled, a builder backs into a price from the number of lots it can sell. Streams, slope and the county’s lot rules decide that count.

What makes Forsyth County land worth more or less?

How long does it take to sell land to a developer?
Longer than most owners expect. A builder studies the land during due diligence, often needs a rezoning, which typically takes four to six months in Forsyth County, and usually closes within about 30 days of the county issuing a land disturbance permit.
My land is in a conservation use covenant. Can I still sell it?
Yes, but breaking the covenant early costs twice the tax savings for every year the land was in it, plus interest. Either the seller pays that at closing or the buyer's price reflects it, so know your number before you list.
Do you list houses?
