Forsyth County Zoning Report, October 2026
Three new rezoning applications came into Forsyth County review in October 2026, covering 10.95 acres: two ask for Commercial Business District (CBD) zoning for retail and one asks for Restricted Industrial (M1). The Board of Commissioners also approved three rezonings covering 8.50 acres, and each case below includes its concept plan.
What it means for landowners
Residential stays shut. On October 15 the Board extended the moratorium on residential rezoning applications through April 13, 2027, with exceptions only for Res1, MRD and MCD. Every case this month is commercial or industrial. Our guide to the residential districts explains what that means for your land.
Small sites on busy roads. The three new cases are all under six acres, on Buford Highway, Bethelview Road and Cross Roads Road. None has a staff review yet, so the county has not said whether it will support them.
Staff support carried. All three approvals had staff support. The largest, 45,500 sq. ft. of retail on Peachtree Parkway at Bagley Road, came with conditions that bar access on Bagley Road and keep about 12 acres of adjoining land residential.
Use yes, variances no. On Pilgrim Mill Road the Board approved the commercial rezoning but granted only one of eight variances, the one allowing septic, and kept the 40 ft. buffer next to the residential land. See Forsyth County commercial zoning explained for the CBD standards.
