Forsyth County Land Sales Report 2025: What Development Land Sold For
land sales report series
Most land pricing in Forsyth County comes from rumor. A neighbor heard a number. A builder mentioned a figure at a rezoning hearing. Somebody’s cousin sold forty acres and the price grew every time the story got retold.
This is the recorded version. We tracked thirty one development land sales in Forsyth County in 2025, totaling $176.5 million across 1,159 acres. Every one is below with the deed data, what the buyer intends to build, and the site plan or aerial that goes with it.
This is not every deed that changed hands in the county. It is the development land: the tracts that builders, developers and commercial users bought to put something on. Home sales, small lot sales and family transfers are not in here.

2025 was a zoning year, not a market year
The county continues to focus on limiting growth. As a result 2025 was driven more by regulations and moratoriums than by normal market forces.
In May 2025 the Forsyth County Board of Commissioners approved a moratorium on the acceptance of applications to rezone properties to any zoning district in Chapter 11 (Residential Districts) or Chapter 20B (Specialty Districts) of the Forsyth County Unified Development Code. On November 6, 2025 the Board extended it through May 5, 2026.
That same month the Board approved a second moratorium, on the acceptance of residential sketch plat and land disturbance permit (LDP) applications for certain residentially zoned properties under the UDC. On November 6, 2025 the Board extended that one through May 5, 2026 as well.
From a market perspective the two created a clear distinction between land with existing entitlements or vested zoning and land that required new approvals. Properties with zoning in place, or with development rights predating the moratorium, generally traded more favorably. Speculative rezoning opportunities were effectively paused.
The 6815 Cross Roads Road entries below are the clearest example in the report. A legacy Res6 zoning from 2006 is worth more today than the same dirt with a good story about what it could be rezoned to.
Updates to the UDC and zoning landscape
In 2025 Forsyth County continued revising its zoning rules and Unified Development Code with the goal of reducing residential density. The changes covered lot sizes, buffers, density calculations and design standards. While described as modernization, the practical effect was a reduction in lot count, which in many cases lowered land values for property owners by limiting how their land could be used.
The county also completed county initiated rezonings that converted older zoning districts into newer residential categories, such as R2R to Res 2. Those changes did not increase density, but they reset properties under more restrictive standards and further reduced development flexibility. Forsyth County’s housing market has begun to recover from the slowdown caused by rising interest rates, though it has not returned to its recent peak. Median home sale prices were $610,000 in 2023, $586,000 in 2024 and $597,000 in 2025, a modest rebound reflecting improving confidence while staying below recent highs.
The gap between the residential and commercial medians is the headline, but it is not a like for like comparison. Residential land is priced off density, and the county spent 2025 cutting density, so those per acre numbers spread wide and trend down. Commercial land is priced off the use, and none of those rules touch it. The real split is density against use. If apartments were ever zoned in Forsyth County, that land would price much closer to commercial than to single family.
Read the per lot column, not the per acre column
Four things move these numbers, and price per acre hides all of them.
Where it sits. This is the one most people leave out. South Forsyth and the stronger school districts carry a real premium over north Forsyth and the more rural parts of the county. Two tracts with the same zoning and the same lot count do not bring the same price if one of them feeds a better school.
Sewer or septic. Septic ties lot size to a drain field, so density stays low no matter what the zoning label says. A tract that can tie into county sewer is a different asset from the one next to it that cannot, and that difference alone can be most of the price.
Zoning sets the ceiling. Land zoned A1 and land zoned Res3 on the same road are not the same asset. A comp from a rezoned tract does not apply to unzoned ground next door, and under the current moratorium it may not apply for years.
Yield sets what a builder can pay. Once location, sewer and zoning are settled, a builder backs into price from the number of lots they can sell. Stream buffers, topography and the county’s lot size rules decide that count. Corn Drive and Stoney Point sit five times apart on price per acre: 170 lots on 147 acres against 35 lots on 41 acres, in different parts of the county. Neither seller got it wrong. They sold different products in different places.
Developed lots are not land. Three sales below are finished lots with streets and utilities already in. Their per acre numbers say nothing about raw acreage.

The land sales in this report show that property in Forsyth County is still selling for strong prices, even as zoning rules and regulations continue to change. Well located properties that are priced realistically and align with current county policies are still attracting both regional and national buyers.
The key takeaway for landowners and developers is simple. Moratorium timelines, zoning changes and entitlement status now have a much bigger impact on land value than in the past. Understanding how these factors affect your property is critical.

Why is price per acre a bad way to value land?
Because it hides the four things that actually set the price: where the tract sits, whether it has sewer or septic, its zoning, and how many lots it yields. A 147 acre tract that yields 170 lots in one part of the county and a 41 acre tract that yields 35 lots in another show very different prices per acre even when both sellers got market value.
