Overlook Apartments Break Ground at Cumming City Center

Cumming is adding to its skyline. Alpharetta-based Toro Development Co. broke ground March 11 on Overlook, a 301-unit apartment community set to replace a vacant lot within Cumming City Center, the 95-acre mixed-use development off Canton Highway.

First units are expected to deliver next year, bringing residents directly into one of metro Atlanta's most active suburban hubs, which already features retail, restaurants, green space, walking trails, an amphitheater, and a municipal building. Phase one opened in 2022.

Planned amenities include a resort-style pool, fitness center, sky lounge, social courtyards, micro offices, and a dog park.

As someone who works in Forsyth County land every day, this project makes a lot of sense. Residential density is the engine that drives mixed-use success. Overlook puts 300+ households steps from the shops and restaurants at City Center, and that foot traffic is exactly what the commercial tenants there need to thrive. More rooftops means more customers, more energy, and a stronger case for future retailers and restaurants to plant their flag here.

The project reflects continued momentum in Forsyth County, one of the fastest-growing areas in the region. Cumming now counts more than 10,000 residents, following a 39% population jump between 2020 and 2024 per U.S. Census estimates.

TDC was founded in 2021 by Mark Toro, the developer behind Alpharetta's Avalon and the repositioning of Midtown's Colony Square.
