When Is Whole Foods Opening in Cumming? February 27, 2027

The Whole Foods in Cumming opens on Saturday, February 27, 2027. Fuqua Development, the developer of Forsyth Town Center at Ronald Reagan Boulevard and Peachtree Parkway, confirmed the date to Crawford Lands directly; Whole Foods itself has not yet made a public announcement.

The store sits at 3135 Ronald Reagan Boulevard, directly across from The Collection at Forsyth, and it will be the first Whole Foods in Forsyth County. When we wrote about this project in June, nobody had a date and the best anyone could say was sometime in 2026. Below is where construction stands according to Forsyth County’s own permit records, what has already opened around it, what changed on the tenant list, and what the corner says about land values.

Where the Whole Foods stands today

Forsyth County issued the building permit for the store’s shell, described as 35,500 square feet of landlord shell work for a grocer tenant, on September 30, 2025 (BLDGCOMM-25-0587). That building passed its final building inspection on August 14, 2026.

The interior is a separate permit. The county issued the Whole Foods fit out permit on June 30, 2026 (BLDGCOMM-26-0223), covering a 35,000 square foot ground floor and a 1,858 square foot mezzanine. The electrical permit for the store’s 80 kW generator was completed September 23, and the county issued permits for two Whole Foods wall signs, one over the north entrance and one on the east side, on September 24 (SIGN-26-0304 and SIGN-26-0305). What remains is fixtures, refrigeration and stocking, which is why the date lands at the end of February rather than this fall.

The approvals took longer than the building. The Forsyth County Board of Commissioners approved the center’s conditional use permit on September 15, 2022 (CP220010). Commissioners approved the Audi dealership at the corner on April 18, 2024 (CP230042), and amended the center’s conditions on July 18, 2024 (AZ240023), the meeting where Whole Foods, a 114 key hotel and a Whataburger were presented. The center’s conditions have been amended three more times since, most recently in August 2026.

What is already open, and what is coming

Forsyth Town Center is not waiting on Whole Foods. Four businesses are already trading on the property.

Three things on that list are new since our June post. The Audi dealership, which we only knew as a land sale, is open and selling cars. FedEx Office and Blo Blow Dry Bar have permits in the center that nobody has written about yet. And the restaurant row along Ronald Reagan has filled in faster than the anchor, which is normal: small pads take months to build, a grocery store takes more than a year.

What happened to the Whataburger

The 24 hour Whataburger that was part of the 2024 approval looks unlikely. The county issued Whataburger’s building permit for 3119 Ronald Reagan Boulevard on September 12, 2025 (BLDGCOMM-25-0322), but that permit has since expired, and Whataburger withdrew both of its sign permits on November 17, 2025 (SIGN-25-0247 and SIGN-25-0248). In February 2026, ToNeTo Atlanta reported that Whataburger was offering the site for lease or assignment, along with sites in Braselton and Holly Springs. No replacement tenant for that pad has been announced. If you were waiting on a late night burger at this corner, do not count on it yet.

What this corner says about land in south Forsyth

The most useful number on this project is not the store size. It is what the land traded for.

Our 2024 Land Sales Report recorded two closings tied to Forsyth Town Center on the same day, November 7, 2024. Fuqua bought 19.24 acres on Peachtree Parkway from the Orkin family for $7,128,178, about $370,487 an acre. The same day, Fuqua sold 8.72 acres of frontage at 3205 Ronald Reagan Boulevard to the buyer behind the Audi dealership for $6,330,000, about $725,917 an acre.

Those are not identical tracts, so the comparison is not perfect. But the gap is the lesson. Interior acreage and approved frontage with a named user and a conditional use permit in hand traded at roughly double the price per acre, on the same corner, on the same day. Most of the value a developer creates on a project like this is made in the entitlements and the tenant commitments, not the dirt. Landowners who sell before that work is done are selling the dirt.

The Whataburger pad is the other half of the lesson. A named tenant in a zoning approval is a plan, not a lease. Whataburger got as far as an issued building permit and still walked away. The pads that hold their value are the ones next to an anchor that actually opens, which is why February 27 matters for everything around this intersection.

The clock is also worth knowing. Southard Exchange, the center at Bethelview and Castleberry we covered last month, went from approval in March 2024 to its first opening in October 2026. Forsyth Town Center goes from its conditional use permit in September 2022 to its anchor opening in February 2027, about four and a half years, with four condition amendments along the way. Anyone pricing a commercial tract in this county should be pricing that time, not just the zoning.
