What Crawford Lands actually does

The firm runs on two sides, and they feed each other.

Seller representation, Forsyth County only. We list development land for Forsyth County owners, price it from real local sales, and take it to the builders, developers and commercial buyers we already work with. When we list your land, we represent you and nobody else.

Land acquisition for developers, nationwide. We find sites that fit a developer’s criteria, reach the owners, set the meetings and negotiate the purchase. Most of what we bring is off market, which means it was never listed and in most cases was never going to be.

Around both, we produce Broker’s Opinions of Value for owners deciding whether to sell, and Offering Memorandums when a tract goes to market.

What we do not do is residential home sales. If you want to sell your house, we are the wrong call. If you own acreage, we are probably the right one.

Luke has worked on more than 100 projects, from Florida to Kentucky and most places in between. The developers and buyers on the other side of those deals include Duke Realty, Heidelberg Materials, Greystar, Pulte Homes, Fischer Homes, Dermody Properties, Soluna, Branch Properties, Pine Grove Partners and Southeast Capital Companies. The asset types matter more than the logos. Land for a data center, land for an apartment community, land for a distribution building and land for a subdivision are four different problems. The power capacity and fiber that make a tract worth a fortune to a data center developer are irrelevant to a home builder, who cares about sewer, school zones and lot yield. How Luke works with landowners

Three commitments, and they are simple enough to hold us to.

We call back every landowner inquiry within one business day. We meet owners where it suits them, at the kitchen table or at the office in Cumming. And if selling does not make sense yet, we say so, even though that is the version of the conversation that pays us nothing.

That last one is the whole business, really. Land is usually the largest asset a family owns and often the one held the longest. Getting the timing wrong by two years costs more than any commission.

Outside the deals

Luke considers Forsyth County home and lives in Cumming on a small farm. When he is not working on a land deal you will find him lifting weights at Cumming Strength and Fitness, working on the farm with his wife Elizabeth and daughter Shiloh, or chasing game in the Chattahoochee National Forest with a bow and arrow.

He holds a Bachelor of Science in Business from Thomas Edison State University, is a licensed real estate broker in Georgia, and is an Eagle Scout.

In both life and business, Luke believes we should seek to glorify God in all things, as 1 Corinthians 10:31 puts it: “So whether you eat or drink or whatever you do, do it all for the glory of God.”

Justin Mizell is Partner, Forsyth County. He holds a Bachelor of Business Administration in Accounting from Georgia Southern University, and his background is in business and financial management.
